There is no question that this year has brought a unique set of challenges to apartment leasing managers and operators. With rent collections in question, limitations on shared amenity spaces, and an influx of package deliveries, we are left wondering how these changes are being managed and what long-term impacts they will have on design. To answer some of these questions, KEPHART recently hosted a webinar alongside two industry experts from Greystar and Camden Living. Here are a few takeaways from our conversation:

  • Current shoppers have a higher propensity to rent – there is less casual shopping.
  • There is an influx of renters choosing to leave the urban core and relocate to the suburbs, where they can get more space for their dollar. However, this is not to say that demand in Denver has diminished. Simultaneously, renters from other markets are relocating to Denver as working from home provides them with the freedom and flexibility to relocate.
  • Balconies are a big draw for renters and leasing companies can charge a premium for units that include private outdoor space.
  • As working from home becomes the norm, technology is more important than ever. High-speed internet and good cellular reception are essential.
  • Flex spaces are increasingly important as we spent more time at home – both in units and amenity spaces. The inclusion of private offices and alternative work stations
  • Curb to door access is essential to help manage an influx in deliveries. Visitors, including package and food deliverers, dog walkers, need a seamless way to enter apartment buildings to get to a resident’s door. Services like Fetch can help manage this increase.
