We deviated from our typical tour structure of visiting one multifamily building and decided to look at an entire neighborhood. Here are five exterior details our team observed in the Union Station Neighborhood here in our home of Denver, Colorado.
Project Info: Union Denver
Located at 17th and Wewatta. This is a 580-unit apartment complex with Whole Foods underneath. Designed by Davis Partnership Architects and Developed by Holland Partner Group.
What We Liked:
Throughout the building exterior, our team observed the fine attention to detail with how the materials connected with one another. In the photo below, we took note of the exterior wood underneath a canopy at the entry to the Whole Foods. The C-Channel creating the profile for the projection and a beautiful placement of the underside soffit made the street level connection feel more welcoming.

What We Liked:
Screening walkways and parking is often difficult to successfully design from an aesthetic point of view. Here we see a perforated metal panel within the façade system at the main entry of the building. Using careful placement and identical materials with perforations, this detail seamlessly blended the screening system into the project.

What We Liked:
Here we see a detail of metal flashing where it would normally terminate at the edge of the wall. Instead, the flashing was continued to wrap the wall creating a weather proof detail that also looks clean and simple.
Project Info: The Ashley
Located at 18th and Chestnut the 108 Unit Affordable Apartment by Shears Adkins Rockmore and Developed by Integral Group.
What We Liked:
Successful exterior venting and intake is always a challenge to coordinate. Here in The Ashley we observed where the unit exhaust vents were located within the brick on the pedestrian sidewalk on Chestnut Street. The designer took the time to locate the vents and create a perfect detail to show how the brick coursing would change at the vents to create a seamless looking design.

What We Liked:
The designer on this project did a great job at the retail portion of this mixed-use building. Here we see the detailing used to express the windows and entrance at the restaurant space below the apartments. A careful selection of brick color, size and course patterning make this corner stand out.
