Once a distressed hotel, Veranda Highpointe is conveniently located on an infill site between downtown Denver and the Tech Center and adjacent to a light rail stop. The vision was to create a luxury resort-style apartment community with amenities and features unique from anything existing in the Denver Metro area, while blending seamlessly with the surrounding new development.
Upon entering Veranda Highpointe, residents are greeted with an immediate “wow” factor. A floor to ceiling window provides amazing views seen through the building and out to the lazy river and pool deck. The target demographic of this community are single, young professionals. Therefore, 70% of the homes are one-bedroom with a focus on over 12,000 square feet of amenity space. In addition to the lazy river, the community has many resort-style amenities, including a yoga studio and sports court. On the fifth floor of the building, there is a roof-top lounge. This lounge includes a large indoor/outdoor kitchen, pool and shuffleboard tables, along with views of the mountains and Downtown Denver. In addition, there is a second courtyard that includes seating areas, fire pits, and bocce ball.
As a firm, we brought the ability to solve the challenging grade of the site. The site drops a full two-stories. We located the amenities on the lower level of the leasing area. All the while keeping them in full view of the residents with floor-to-ceiling glass windows. We were also able to help our clients strategically spend their design budget by selecting and placing high-end finishes in areas where they have the biggest impact.
Visionary planning, innovative design, and modern architecture have synchronized to create a unique resort-like community unlike anything else in the Denver Metro market.
