Located just outside Phoenix in Maricopa, Arizona, Maricopa Station responds to the region’s growing housing needs. This multi-phase development features two workforce housing buildings and an affordable senior community, each permitted and built separately.
The project includes Butterfield Commons, a 174-unit workforce housing community, Overland Apartments, a 200-unit workforce housing community each with a detached clubhouse and pool; and Waterman Senior Apartments, a 200-unit affordable senior community with an attached clubhouse.
Despite the communities being independent of each other, there is continuity in the design, which provides a 20th-century take on the modernist movement, with overhangs to help with shading and sun control, and employs a color palette informed by the desert hues. The overarching goal was to keep the design simple and timeless to manage costs and allow the residential component to fit seamlessly into a larger master plan community. The railings and breezeblock walls are the signature feature, adding a pop of color for visual interest.
Designed for both functionality and community engagement, Maricopa Station features 3,607 square feet of shared amenity space. The LIHTC-financed buildings follow a four-story center hall layout, ensuring efficiency and affordability.
