Located in Denver, Colorado, just 15 minutes from the heart of the city, The Harker is a 283-unit community designed to appeal to a diverse renter pool. Due to its location, which offers a suburban feel without sacrificing access to the city’s amenities, the community will make an ideal home for young professionals, families, singles, or empty-nesters who desire a lock and leave lifestyle.

The building offers amenities to suit a wide range of interests, including fitness, yoga, co-working, and a gear room that offers secured storage and a space for outdoorsmen to meet, tune equipment, and plan adventures. There are also several community-centric spaces, including multiple courtyards, a large pool with an outdoor grilling kitchen, a club room, and a game room for residents to connect.

One of the biggest challenges with the site has been managing the significant amount of grade change and stepping the buildings accordingly. Given the site constraints, we integrated a stormwater management system that detains and controls runoff by funneling rooftop precipitation into stormwater planters, seen above.
