KEPHART knows how essential it is to control design costs and spend smartly, particularly when designing affordable and workforce housing projects. As we expand further into the workforce housing market, we have become experts in finding ways to help our clients save dollars without compromising good design. Here are a few tips and tricks to help you get the most bang for your buck:
- Minimize the number of building offsets. A simple box form is the most efficient to build, so balance the design aesthetic, streetscape and program considerations in relation to that optimal form.

- Be strategic with the kitchen layout. Consider the same layout across all unit types.

- Select fewer materials. Gain purchasing power by buying a larger quantity of one material (i.e. countertops or cabinetry) that can be used in kitchen and bathroom spaces.
- Select and use exterior finishes wisely. Use expensive exterior finishes like masonry sparingly and place it in high-impact areas where it will be seen and experienced.

- Minimize the number of different window sizes and types.
- Know your dimensions. Right size your spaces to get full use out of materials like carpet or plywood to reduce material waste and installation time.
- Eliminate odd truss spacing. Building dimensions should consider optimum use of the 24″ on center spacing of trusses.
KEPHART believes that EVERYONE deserves a well-designed place to live, work and play and we know our clients do too.
