At KEPHART, some projects are more than a single phase, they are long-term commitments to community. Kappa Tower is one of those stories.
In March 2021, Kappa Tower II reached completion, bringing more than 70 much-needed, income-and age-restricted senior living homes to Denver’s Central Park neighborhood. Built as part of a broader vision led by Kappa Housing, the project delivered thoughtfully designed housing for older adults earning between 30–60% of area median income, expanding access in one of Denver’s fastest-growing and highest-cost areas.
Today, that vision continues.
On July 16, Kappa Housing, project partners, community leaders, and residents gathered to celebrate the grand opening of Kappa Tower III, marking an exciting new chapter in the continued growth of this important senior housing community.
What’s Next: Kappa Tower III
Following its grand opening on July 16, Kappa Tower III adds 30 new income-restricted senior housing units to the Central Park neighborhood. The community expands Kappa Housing’s mission of providing high-quality, affordable housing options for Denver seniors.
Key features of the project include:
- Housing for seniors earning 30% to 60% of AMI, with a significant portion at deeply affordable levels
- A four-story, all-electric building designed for long-term sustainability
- Approximately 10,800 square feet of common areas to support community and connection
- Enhanced accessibility features to support residents with mobility and daily living needs
- Close proximity to transit, retail, and essential services offering a walkable, amenity rich neighborhood
Importantly, Kappa Tower III was developed on a portion of the existing Kappa Tower II site reinforcing the idea of a cohesive, multi-phase community that creates a sense of identity and belonging through architecture that is both timeless and approachable.
Expanding Housing Opportunities in Central Park
Central Park has become one of Denver’s most desirable neighborhoods, but like many high-demand areas, affordability remains a challenge.
Projects like Kappa Tower II, and now III, play a critical role in ensuring that seniors on fixed incomes are not left behind. Kappa Tower II was the first age- and income-restricted housing introduced to the area in nearly two decades, and Kappa Tower III continues that effort to create more inclusive growth.
Together, these phases represent a thoughtful approach to density, neighborhood integration, and long-term livability, ensuring residents have access not only to housing, but to the broader resources that support aging in place.
